A city of very different micro-markets

The West Side (Kitsilano, Point Grey, Dunbar, Shaughnessy) trades on character homes, larger lots and school catchment; the Downtown peninsula and Yaletown run on concrete-tower condo living; the East Side (Mount Pleasant, Grandview-Woodland, Renfrew-Collingwood) has moved fastest on density and price appreciation over the past decade. "Vancouver average price" as a single number tells you almost nothing useful — the right comparison is always neighbourhood to neighbourhood, property type to property type.

Zoning has shifted meaningfully in recent years — provincial small-scale multi-unit housing legislation now permits multiplexes on most single-family lots citywide, which changes both what a lot is worth and what a buyer can realistically build. If redevelopment potential matters to your purchase, we confirm current zoning on the specific lot, not the neighbourhood's reputation.

What out-of-town buyers ask us most

Foreign nationals face restrictions on residential purchases inside Vancouver under the federal ban (in effect to at least January 1, 2027, with exemptions for permanent residents and eligible work-permit holders), and non-resident or vacant-owner buyers should budget for BC's speculation and vacancy tax and the federal Underused Housing Tax where they apply.
