What differs, building to building

Concrete high-rise construction is the norm in most major-city cores, and lenders and strata insurers generally treat it more favourably than wood-frame low-rises — worth knowing if you're comparing a tower to a walk-up on the edge of downtown. Always ask for the strata's most recent depreciation report and contingency reserve fund balance before you get attached to a unit; a great view doesn't tell you whether a special levy is coming.

Rental bylaws vary by building, not just by city — some allow unrestricted long-term rental, some cap the number of rented units, and short-term (nightly) rental is now restricted to principal residences in most BC municipalities under the province's Short-Term Rental Accommodations Act. If income potential matters to your decision, we check the specific building's rules before you offer, not after.

Carrying costs beyond the mortgage

Budget for strata fees (insurance, common-area maintenance, reserve contributions), property tax, and — if the unit won't be your principal residence — BC's speculation and vacancy tax, which applies in specified taxable regions at 1% of assessed value for Canadian owners and 3% for foreign owners and satellite families. Non-Canadian buyers should also confirm eligibility under the federal restriction on residential purchases, currently in effect until January 1, 2027, with exemptions for permanent residents and eligible work-permit holders.

Is a concrete high-rise a better investment than a wood-frame low-rise?

Not automatically — it depends on the building's age, reserve fund health, and location. Concrete towers often insure and finance more easily and tend to have lower long-term maintenance surprises, but a well-run low-rise with a healthy reserve can outperform a poorly managed tower. Can I rent out a condo I buy in a BC city centre?

Long-term rental is permitted in most strata buildings, sometimes with a cap on the number of units rented at once — check the rental disclosure statement. Short-term (nightly) rental is restricted to principal residences in most BC municipalities under provincial law, with some exemptions for specific resort areas.

What's the difference between strata fees and property tax?

Strata fees are set by your strata corporation to cover building insurance, maintenance, management and reserve contributions — you pay them monthly regardless of who owns the building. Property tax is set by the municipality and province and is separate.
