Why land, and why here

Buying a presale condo means committing to someone else's build schedule, someone else's finishes and someone else's delivery date. Buying land means the only clock that matters is yours.

Mana 88 makes that trade work because the community doesn't wait for you. Roads, power, water, security and the full amenity program are being built out on the developer's schedule, funded by 378 Phase 1 lot sales. Your land sits inside a place that is being finished around it either way.

It also happens to sit in one of the Riviera Maya's genuinely scarce pockets. Akumal is protected, low-density and hemmed in by jungle and reef. There is no version of this coastline where they make more of it.

Akumal: quiet, but not remote

Akumal means "place of the turtles," and the name still earns itself — the bay is a protected sanctuary you can snorkel straight off the beach. It sits in the gap between Tulum and Playa del Carmen, which is the whole point: you get the reef, the cenotes and the silence without giving up dinner reservations.

From the gate it's 5 minutes to Akumal Bay, 15 to the beach clubs at Xpu-Ha, 20 to Tulum, 25 to Playa del Carmen, and about 45 to Cancún International Airport.

Close enough to actually use

Cancún is one of the best-connected airports in Latin America, and that matters more than it sounds — it's the difference between a property you visit twice a year and one you use.

Non-stop from Vancouver runs about 6 hours, Toronto 5h30, New York 3h45, Los Angeles 4h15, Dallas 3h30 and Miami 1h20. Land, collect the car, and you're at the gate 45 minutes later.

How the community is laid out

Phase 1 is 378 lots, roughly 500 m² to over 1,000 m² (5,300 to 10,800+ sq ft), arranged in curved blocks around a central amenity core anchored by the solar-canopied Grand Cenote Clubhouse.

Roads are low-impact gravel, paths are solar-lit, services run underground, and the whole community sits behind a gated entrance with 24/7 controlled access. Trails thread between the blocks rather than around them, so the jungle stays part of the walk to the clubhouse.

What 80+ amenities actually means

It's a big number, so here's the shape of it. Wellness: a full med-spa with hydrotherapy, saunas and cold plunge, a yoga sanctuary, and cenotes reserved for residents. Active: padel, tennis, pickleball, basketball and soccer, semi-Olympic pools, 5 km of trails and a 2.5 km bike course.

Social: farm-to-table restaurants, a wine and cheese bar, a 500-seat amphitheatre, an art walk, and beach club access on the Caribbean. Practical: a natural foods market, co-working with Starlink, daycare and an education centre, pet parks, and a concierge who can arrange the shuttle.

Off-grid isn't a marketing word here

Community amenities run on solar with lithium battery storage. Every home site is set up for its own solar array and its own well with whole-home reverse osmosis — drinking water from any tap in the house.

Rainwater is harvested and reinjected to recharge the aquifer. Wastewater is treated on site with organic filtration. Roads are built for EV charging, connectivity comes from Starlink plus a fibre network, and every service runs underground. The developer projects homeowner utility costs roughly 25% below conventional utilities.

The water and power systems are engineered by FBPO Internacional, a Quintana Roo firm that has built infrastructure for some of Mexico's largest master-planned communities.

Building, when you get there

Construction is entirely optional and entirely separate from the land. When you're ready, you hire your own builder and design within Sanzpont's community guidelines — a jungle cabin or a five-bedroom estate with a pool, as long as it respects the 30% footprint rule.

Budget roughly $200 to $300 USD per square foot depending on size, finishes and pool, with most builds landing between 1,500 and 5,000 sq ft. A sustainable-building advisory team is available when you start, and nothing forces you to start.

The developer offers tiered presale discounts that deepen the more you pay up front — recent schedules have gone as high as 25% off list for payment in full, with staged plans for buyers who'd rather spread it across construction. What am I actually buying?

A private residential lot — land only, with freehold title, inside a gated master-planned community. A house is a separate, optional project you take on later with your own builder, subject to the community's architectural guidelines.

Can Canadians legally own land in Mexico?

Yes, and thousands do. Because the Riviera Maya is in Mexico's coastal restricted zone, foreign buyers hold title through a fideicomiso — a renewable bank trust — or a Mexican corporation. Both give you full ownership rights: use it, rent it, improve it, sell it, leave it to your kids. We coordinate the bank, notary and legal steps with you.

What do lots cost?

Phase 1 starts at $75,000 USD, with the tiers above reflecting size and position in the community. Lots run from about 500 m² to over 1,000 m². Presale pricing typically steps up as phases sell through.

When does Phase 1 deliver?

The developer's estimate is April 2028, with infrastructure progressing toward it now. Reservation holders get progress updates directly from the developer as construction advances.

Am I required to build?

No. There is no construction deadline. Build when you're ready or hold the land indefinitely — plenty of buyers do exactly that while the amenities come online around them.

Do I get the amenities before I build?

Yes. Community membership comes with lot ownership, not with a completed house. As facilities open, they're yours to use.

What does it cost to build later?

Roughly $200 to $300 USD per square foot depending on size, finishes and whether you want a pool. Typical homes run 1,500 to 5,000 sq ft. It's quoted and contracted separately from the land.

What do I need to reserve a lot?
