    Get your financing straight

    A real pre-approval, not an online estimate. Knowing your actual ceiling — including the stress test — is what lets you move quickly when the right place appears.

    Search with someone who knows the area

    We set up the search, flag matches early, and tell you honestly when a listing isn't worth your Saturday. You see the ones that fit, not everything on the board.

  3. 03

    Write an offer that holds up

    Price is one term of many. We advise on deposit, dates, and which subjects to keep — and we present the offer ourselves rather than emailing it into a queue.

  4. 04

    Subjects, then completion

    Inspection, financing and title work run on a clock. We track every deadline, hold your deposit in our brokerage trust account, and coordinate with your lawyer or notary to possession day.

What does it cost to work with a buyer's agent?

In most BC transactions the seller's listing agreement covers the cooperating brokerage's commission, so buyers typically pay nothing directly. Where that isn't the case we tell you up front, in writing, before you view anything.

How much deposit will I need?

It varies by price point and what makes an offer competitive, but 5% is a common starting point in the Lower Mainland. It's held in our brokerage trust account and credited toward your purchase at completion.

Should I remove subjects to win a bidding war?

Sometimes it's the difference between winning and losing — and sometimes it's a serious risk you shouldn't take. We'll tell you which one it is for the specific property, rather than pushing you toward the faster close.

How long does the whole process take?

From first showing to keys, four to twelve weeks is typical, driven mostly by the completion date negotiated in the contract. Financing and inspection subjects usually run seven to fourteen days.
