A master-planned resort community on the Caribbean Sea
Corasol represents a new vision for resort living and legacy homeownership on the Riviera Maya. Behind its sculptural gated entrance off Federal Highway 307 — with a second access directly from Playa del Carmen's Fifth Avenue — white-sand beaches, lagoons and a valley of native jungle set the stage for six architecturally distinct collections: Costa Residences, The Village, Palm Villas, La Escondida, Punta Laguna and El Amate.
The community is the vision of Origina, one of Mexico's top developers, working with the country's leading contemporary architects. Sordo Madaleno designed Corasol's most communal and most private offerings — The Village and Palm Villas — while CUAIK Arquitectos brought the amenity-rich Costa Residences & Beach Club to life, and Artigas Arquitectos shaped Punta Laguna.

Costa Beach Club — a destination beyond a beach club
Ownership at Corasol opens the door to an exclusive membership anchored by Costa Beach Club: a 10-acre coastal oasis with more than 400 feet of private white-sand beachfront, family and adult pools, a hydrotherapy spa, gym, kids club and ludoteca, water activities from kayaking to snorkeling, and dining that runs from Mediterranean at OPULA and sushi at AMAKU to wood-fired pizza at FARETTO.
Membership covers the primary holder, spouse, both sets of parents and children under 28, with guests welcome at no extra charge — and it includes The Park's tennis, paddle and pickleball courts and batting cage. Costa Residences pricing includes full Corasol membership; owners in other collections may purchase membership, with lifetime options available when buying directly through the developer.

Gran Coyote Golf
Gran Coyote is an 18-hole, par-71 championship course designed by Nick Price, member of the Golf Hall of Fame, with strategic and diverse challenges for every level of play. The course winds through lagoons and jungle and is supported by its own clubhouse, pro shop, Coyote Grill, snack bar and golf academy.
Golf membership brings unlimited golf, unlimited practice-area access, VIP guest rates and member events — and several Corasol collections, including Palm Villas, The Village, Punta Laguna and La Escondida, sit directly on the course with fairway views from your terrace.

The Park, cenotes and orchards
Beyond the beach and the fairways, Corasol is built for everyday living. The Park gathers pickleball, paddle tennis and tennis courts, a batting cage and a water park in lush surroundings. Cenote Park preserves two natural cenote caves — one space designed for family life, the other pet-friendly — inside an immersive jungle landscape.
Three organic orchards — landscape, edible and aromatic — host community activities around growing and cooking, part of a community-wide focus on well-being and connection with nature.
A proven, delivering community
Corasol is not a rendering. The beach club, golf course and main access are built and operating; Costa Residences Towers 1 and 2 are complete with Tower 3 under construction; The Village Towers 1–5 are delivered and move-in ready; Palm Villas Phase 1 is sold out with Phase 3 now selling; and the El Amate estate-lot collection has sold out entirely — a track record few presale communities in the Riviera Maya can match.
A world of its own — yet easy to reach
Corasol sits on Federal Highway 307 at the northern edge of Playa del Carmen — 8 minutes from Fifth Avenue's shopping and dining, 15 minutes from Xcaret, 20 minutes from the Cenote Chaak Tun caves, and about 50 minutes from Tulum's beaches and Mayan ruins. Cancún International Airport, served by direct flights from major Canadian and U.S. cities, is an easy 40-minute drive.
Owning in Mexico, made clear
Foreign buyers own coastal property in Mexico every day. Because Corasol lies within the coastal "restricted zone," ownership is typically held through a fideicomiso — a renewable bank trust with a Mexican bank that gives you the full rights of ownership: to use, lease, improve, sell or leave the property to your heirs. Setup typically runs US$1,500–2,000 with an annual trustee fee of roughly US$500, and the trust structure can also simplify inheritance.
Plan for roughly 6–7% of the purchase price in buyer-paid closing costs, plus low annual property taxes. Renanza coordinates the bank, notary and legal steps and connects you with qualified professionals — this is general information, not legal or tax advice.

How buying works
Developer payment plans are straightforward and interest-free: most collections offer 30/70, 50/50, 70/30 or 90/10 schedules (deposit / balance at delivery). Move-in-ready homes at The Village use 30/70 or 90/10; Punta Laguna Towers 1, 2 and 4 use 30/70, with Tower 3 at 30/20/50; La Escondida lots run 50/50 or 30/70 with possession at 65% paid. Units are reserved with a MXN $50,000–100,000 deposit, fully refundable within the first 15 days. Palm Villas are delivered 13–15 months after the 30% down payment.
Who's behind Corasol
Corasol is developed by Origina, regarded as one of Mexico's top developers, working with the country's leading contemporary architecture firms — Sordo Madaleno, CUAIK Arquitectos and Artigas Arquitectos. The community's delivery record speaks for itself: the beach club, golf course, Costa Towers 1–2, The Village Towers 1–5 and the fully sold-out El Amate collection are already built or sold.
Good questions to ask.
If yours isn't here, ask a Renanza advisor directly — every conversation is no-obligation.
Can Canadians and Americans buy property at Corasol?
Yes. Foreign buyers purchase in the Riviera Maya every day. Because Corasol is within Mexico's coastal restricted zone, ownership is generally held through a fideicomiso — a renewable bank trust with a Mexican bank — or in some cases a Mexican corporation. Either structure gives you full ownership rights: to use, lease, improve, sell or pass the property to your heirs. Renanza guides you through the entire process.
What does the bank trust cost?
Typical setup runs about US$1,500–2,000 through the authorized Mexican bank of your choice, plus an annual trustee fee of roughly US$500. The permit is processed with Mexico's Ministry of Foreign Relations, usually within about five business days, and the trust can name co-beneficiaries and heirs — which can also simplify inheritance.
What is included in the price?
Costa Residences pricing includes finishes and full Corasol membership. The Village and Punta Laguna homes are delivered fully equipped (carpentry, appliances and more), with furniture packages optional. Palm Villas pricing reflects the home prototype built on each lot, with membership offered separately. Beyond the purchase price, budget roughly 6–7% for buyer-paid closing costs.
Are payment plans available?
Yes. Most collections offer interest-free developer schedules — commonly 30% on signing with 70% at delivery, and 50/50, 70/30 or 90/10 alternatives on select collections. Homes are reserved with a MXN $50,000–100,000 deposit, refundable in full within the first 15 days. We'll confirm the exact schedule for the residence you choose.
Is Corasol membership included?
Costa Residences includes full Corasol membership in the price. Owners in other collections may purchase membership: under the developer's current published fact sheets, Costa Beach Club membership is US$40,000 for 10 years (covering the primary holder, spouse, both sets of parents and children under 28, with guests free) and Gran Coyote golf membership is US$21,000 for 10 years plus a US$350 monthly maintenance fee, with unlimited golf. Lifetime memberships are available when purchasing property through the developer — we'll confirm current tiers and pricing for your situation.
Why are prices shown in Mexican pesos (MXN)?
Corasol's developer sets prices in MXN. Any USD figures shown are approximate, non-binding conversions at indicative rates for reference only and will differ from the exchange rate at the time of a transaction. All quotes and contracts are in the official currency.
Can I rent my home when I'm not using it?
Many owners do. The Village, Palm Villas and Punta Laguna all offer vacation rental programs, with turnkey management available. Costa Residences permits long-term rentals only. We'll prepare a tailored rental income estimate for the specific home you're considering.
How do I see current availability and pricing?
Availability changes frequently and only the developer's live quotations are binding. Contact Renanza and we'll send current pricing, the availability list and the full information package — by phone, video or email, whichever suits you.
