These Terms of Use ("Terms") govern your access to and use of this website (the "Site"), operated by Renanza Realty Inc. ("Renanza", "we", "us", or "our"). By accessing or using the Site, you agree to be bound by these Terms and by our Privacy Policy. If you do not agree, please do not use the Site.

Renanza Realty Inc. is a real estate brokerage licensed in British Columbia under the Real Estate Services Act. The Site provides information about our brokerage, our agents, the markets we serve, and property listings and projects.

Content on the Site is provided for general information only and is not legal, financial, tax, mortgage, or investment advice. You should obtain independent professional advice before making real estate or financial decisions.

Using the Site, or submitting an enquiry through it, does not by itself create an agency, brokerage, or client relationship between you and Renanza. Such a relationship is established only through a written agreement.

Property listing information on the Site is provided in part through the Canadian Real Estate Association (CREA) Data Distribution Facility (DDF®) and is drawn from Boards and Associations across Canada. The information is deemed reliable but is not guaranteed accurate by CREA, and listings are held by brokerages other than Renanza unless otherwise noted. You should independently verify any information that matters to you.

The Site is not intended to solicit properties already listed for sale, or buyers or sellers already under contract with another brokerage.

International presale projects shown on the Site are off-market opportunities represented by Renanza. Pricing, availability, renderings, and terms are set by the developer, are subject to change without notice, and are not offers to sell where prohibited by law.

Unless otherwise stated, Renanza and its licensors own the content on the Site, including text, graphics, logos, and images. You may view and use the Site for your own personal, non-commercial use.

You must not, without our prior written permission:

• republish, sell, rent, or sub-license Site content;
• reproduce, duplicate, or copy Site content for commercial purposes;
• systematically extract, scrape, or harvest listings or other data from the Site; or
• frame the Site or otherwise present it in a way that alters its appearance.

MLS®, Multiple Listing Service®, REALTOR®, REALTORS®, and associated logos are trademarks owned by the Canadian Real Estate Association (CREA) and are used under its rules.

You agree not to use the Site for any unlawful purpose, to interfere with or disrupt the Site or its security, to misrepresent your identity, or to submit false, misleading, or another person's information through our forms. Information you submit must be accurate and yours to provide, and will be handled in accordance with our Privacy Policy.

The Site may link to websites we do not control, including REALTOR.ca and developer or project sites. We provide these links for convenience only and are not responsible for the content, products, or practices of those sites.

The Site is provided "as is" and "as available." To the maximum extent permitted by law, we make no warranties or representations about the accuracy, completeness, or availability of the Site or its content, and we disclaim all implied warranties. We do not warrant that the Site will be uninterrupted, error-free, or that content is kept up to date.

To the maximum extent permitted by law, Renanza and its agents and affiliates will not be liable for any indirect, incidental, special, consequential, or punitive damages arising out of or relating to your use of the Site. Nothing in these Terms limits or excludes liability that cannot be limited or excluded under applicable law, including liability for death or personal injury caused by negligence, or for fraud.

You agree to indemnify and hold harmless Renanza and its agents and affiliates from any claims, losses, or expenses arising out of your misuse of the Site or your breach of these Terms.

These Terms are governed by the laws of the Province of British Columbia and the federal laws of Canada applicable there, without regard to conflict-of-laws principles. You agree to the exclusive jurisdiction of the courts of British Columbia for any dispute arising out of or relating to the Site or these Terms.

We may amend these Terms from time to time. When we do, we will revise the "Last updated" date above. Your continued use of the Site after a change takes effect means you accept the updated Terms.
