Humber Bay is a lakeshore area of Etobicoke whose western Humber Bay Shores has become a dense cluster of high-rise condominium towers along Lake Ontario near the mouth of the Humber River.
It fronts Lake Ontario between the Humber River mouth and Mimico Creek, south of Lake Shore Boulevard West and the Gardiner Expressway, near Mimico.
Once a sandy beach and forested shoreline that later held boathouses and recreational grounds, the area was reshaped in the 1970s with new parkland and, more recently, waterfront condominium development.
The Shores district is a newer, walkable waterfront community popular with professionals, with cafes and restaurants at the base of its towers.
Housing is dominated by high-rise condominium towers, with some older low-rise stock inland.
Humber Bay Park, built in the 1970s at the foot of Park Lawn Avenue, offers trails, a butterfly habitat and shoreline, connected by the Martin Goodman Trail and the landmark Humber Bay Arch Bridge over the river mouth.
Mimico GO Station on the Lakeshore West line is nearby, the 501 Queen/Long Branch streetcar runs along Lake Shore Boulevard, and the Gardiner Expressway provides car access.
The Humber Bay Arch Bridge and the waterfront parks are the area's best-known features.
May suit professionals and downsizers wanting condominium living on the waterfront with a quick commute downtown.

Budget for Ontario's land transfer tax on top of the price; purchases in the City of Toronto also pay a separate municipal land transfer tax. First-time buyers may qualify for refunds on both.

Generally not right now. Since January 1, 2023, the federal Prohibition on the Purchase of Residential Property by Non-Canadians Act has barred most non-Canadians from buying residential property, with exceptions such as permanent residents and some work-permit holders. The ban has been extended before, so confirm its current status and get legal advice on your situation.
