Seafair is a sought-after residential neighbourhood in west Richmond bordering the West Dyke Trail and the Sturgeon Banks foreshore.
It is bounded roughly by Blundell Road to the north, No. 1 Road to the east and Williams Road to the south, with the West Dyke along its western edge. Terra Nova and Riverdale lie to the north and east, and Woodwards to the southeast.
The neighbourhood was developed largely during the 1960s housing boom and includes distinct pockets such as the 'Monds' and 'Mores,' where clusters of street names share endings.
It is a peaceful, family-oriented area of wide boulevards and cul-de-sacs near the waterfront.
It contains all residential types — single-family homes, townhouses and condominiums.
The Seafair Shopping Centre provides everyday shops and services.
The West Dyke Recreational Trail runs about 6 km from Garry Point Park to Terra Nova along the Sturgeon Banks marshes, an important birdwatching area on the Pacific Flyway; Boyd Park is also here.
The Richmond School District (SD38) serves the area.
Buses and arterials such as No. 1 Road, Blundell Road and Francis Road serve this car-oriented area.
The West Dyke Trail and Sturgeon Banks estuary are the main draws.
It may suit buyers wanting a range of homes near waterfront walking and cycling trails.

Generally not right now. Since January 1, 2023, the federal Prohibition on the Purchase of Residential Property by Non-Canadians Act has barred most non-Canadians from buying residential property, with exceptions such as permanent residents and some work-permit holders. The ban has been extended before, so confirm its current status and get legal advice on your situation.
