Buying a home in North Vancouver

BC's 2023 small-scale multi-unit housing legislation now allows three to four units on most single-family lots in larger municipalities, which is reshaping what detached lots are worth. Check the lot's current zoning with the municipality, and get a home inspection and a title search before removing subjects.

Budget for BC's property transfer tax on top of the price — it's charged on the purchase and first-time buyers and new builds may qualify for exemptions. See our BC & Alberta closing costs checklist.

City or District of North Vancouver?

"North Vancouver" is two separate municipalities. The City of North Vancouver (58,120 people in 2021) is the compact, urban core around Lonsdale Avenue, running from the waterfront up the slope. The District of North Vancouver (88,168 people) wraps around it, from the Capilano River in the west to Indian Arm in the east and up into the mountains, with several village centres rather than a single downtown. Listings for both are searched together here.

The North Shore mountains define life here: Grouse Mountain, Mount Seymour, Lynn Canyon and the Capilano River are all minutes from most homes.

North Vancouver neighbourhoods at a glance

In the City, Lower Lonsdale ("LoLo") and Central Lonsdale are the condo cores, with Upper Lonsdale and Grand Boulevard more residential. In the District, Lynn Valley, Edgemont Village, Canyon Heights and Delbrook are established family areas; Deep Cove and Seymour sit toward Indian Arm; and Lynnmour and Lynn Creek have seen much of the newer townhome and condo development.

Getting around

The SeaBus crosses Burrard Inlet from Lonsdale Quay to Waterfront Station in downtown Vancouver, and TransLink buses, including the R2 rapid bus along Marine Drive, run across the North Shore. By car, the Lions Gate Bridge and the Ironworkers Memorial Second Narrows Crossing connect to Vancouver, and Highway 1 (the Upper Levels Highway) runs east–west across the slopes. Public schools are run by the North Vancouver School District (SD44).
