Living in Kelowna
Kelowna is a city of 144,576 people (2021 census) on the east shore of Okanagan Lake, and the largest municipality in BC's Interior; its wider metro area had 222,162 people. The name comes from the Okanagan word for a grizzly bear. Summers are hot, dry and sunny — the reason for the region's orchards, wineries and lake tourism — while winters are mild but often grey under a valley inversion.
Neighbourhoods range from Downtown and South Pandosy near the lake to the Lower Mission beaches, the hillside Upper Mission and Kettle Valley, Glenmore and North Glenmore, Dilworth Mountain, Rutland in the east, and newer communities such as Wilden, Black Mountain and McKinley Beach. The University District surrounds UBC Okanagan.
Getting around
Highway 97 runs through the city as Harvey Avenue and crosses Okanagan Lake on the William R. Bennett Bridge, completed in 2008, to West Kelowna. Kelowna International Airport, north of the city near UBC Okanagan, has direct flights across Canada. Public schools are run by the Central Okanagan School District (SD23).
A market with two very different buyer profiles
Kelowna draws both year-round residents (a genuinely diversified economy now, beyond tourism and agriculture) and lifestyle/vacation buyers drawn to the lake and wineries. Those two buyer types compete for different inventory — waterfront and view properties skew toward the second group, while family homes in established neighbourhoods like Glenmore and the Lower Mission skew toward the first — so it's worth knowing which market you're actually shopping in.
