Pitt Meadows is a small city of 19,146 people (2021 census), incorporated in 1914, on the north bank of the Fraser River where it meets the Pitt River, with Maple Ridge to the east. The Pitt and Fraser rivers separate it from the rest of the Lower Mainland, and most residents live in the town centre on a rise of higher ground.
Most of the city is protected land: about 82% falls within Metro Vancouver's Green Zone of farmland, floodplain, wetlands and wilderness. Dyke trails follow the rivers and the two arms of the Alouette River, and Pitt Lake to the north is often described as the world's largest freshwater tidal lake.
Most homes are in and around the town centre, including Bonson and Meadow Gardens, which has a golf course. Osprey Village, on the Fraser, is a planned riverside community of townhomes and condos.
The Lougheed Highway (Highway 7) is the main route, crossing the Pitt River Bridge west toward Coquitlam, and the Golden Ears Bridge links south across the Fraser to Langley. The West Coast Express stops at Pitt Meadows station, and Pitt Meadows Regional Airport serves general aviation. Public schools are run by School District 42 (Maple Ridge–Pitt Meadows).

Generally not right now. Since January 1, 2023, the federal Prohibition on the Purchase of Residential Property by Non-Canadians Act has barred most non-Canadians from buying residential property, with exceptions such as permanent residents and some work-permit holders. The ban has been extended before, so confirm its current status and get legal advice on your situation.
