Osprey Village is a newer riverfront village in south Pitt Meadows overlooking the Fraser River. It is a small, walkable mixed-use community with dikes and a waterfront park.
It sits in south Pitt Meadows on the Fraser River near the Golden Ears Bridge, below the Bonson area, on former farmland and mill-site land.
Once farmland and later a mill site, the area was redeveloped over the past decade or so; a community association formed in 2011, and a 2009 land-use plan allowed live-work units along the main street with a riverside community hall serving as an event and conference space.
It is a walkable riverfront destination popular with cyclists and families, with small shops and cafés but limited everyday services.
Housing includes newer townhomes, condominiums and live-work units.
A small main-street commercial area offers cafés, galleries and specialty shops.
Waterfront Commons Park and the Fraser River dike greenway provide riverside recreation.
The Golden Ears Bridge and TransLink buses serve the area, with the Pitt Meadows West Coast Express station nearby.
The Osprey Village community hall serves as a regional event and conference venue, with the South Bonson Community Centre nearby.
May suit those wanting walkable riverfront living with a small-village feel.

Generally not right now. Since January 1, 2023, the federal Prohibition on the Purchase of Residential Property by Non-Canadians Act has barred most non-Canadians from buying residential property, with exceptions such as permanent residents and some work-permit holders. The ban has been extended before, so confirm its current status and get legal advice on your situation.
