Mount Royal is one of Calgary's oldest and most prestigious inner-city districts, split by an escarpment into the estate-lined Upper Mount Royal and the denser Lower Mount Royal. The two halves have distinctly different characters.
It occupies the inner southwest just south of 17th Avenue SW and west of 14th Street SW, adjoining Mission, the Beltline, Cliff Bungalow and Elbow Park.
The neighbourhood was established around 1904 on high ground that became home to prominent business figures, and it was once nicknamed 'American Hill' for its early American residents.
Upper Mount Royal is quiet and tree-lined with large lots, while Lower Mount Royal is a busier, more urban pocket near the shops of 17th Avenue.
Upper Mount Royal is mainly large single-family estate homes, whereas Lower Mount Royal is predominantly apartments and condominiums, much of it rental.
The area is served by the Calgary Board of Education, with schools including Earl Grey School and Western Canada High School.
It is bordered by the 17th Avenue SW and 14th Street SW corridors, with Calgary Transit bus service and walkable access to Beltline amenities.
It may suit buyers seeking established estate homes, and renters wanting an urban address near 17th Avenue.

Generally not right now. Since January 1, 2023, the federal Prohibition on the Purchase of Residential Property by Non-Canadians Act has barred most non-Canadians from buying residential property, with exceptions such as permanent residents and some work-permit holders. The ban has been extended before, so confirm its current status and get legal advice on your situation.
