Metro Vancouver is now a market that rewards preparation over speed: buyers have more listings to choose from and more room to negotiate, and sellers who price and present precisely are still the ones who sell. Renanza Realty runs the whole transaction under one brokerage, from your first MLS® search and strata document review to the offer, the deposit held in trust, and the keys on completion day. There are no hand-offs between strangers and nothing falls through the gaps.

Browse every active Vancouver MLS® listing, compare neighbourhoods block by block, and work with an advisor who knows which side of the SkyTrain line a home sits on and why that matters.

Urban Core

Vancouver · Burnaby

Transit-oriented condos and townhomes along the Expo, Millennium and Canada Lines, with the Broadway Subway set to change how the west side commutes.

South of the Fraser

Surrey · Langley

The region's growth engine: more space per dollar, new-construction townhomes, and the Surrey Langley SkyTrain extension changing values along Fraser Highway.

North Shore

North Vancouver · West Vancouver

Mountain-and-ocean living with a tight supply of detached homes, where Lonsdale and Ambleside condos are the practical way in.

Insider knowledge

The rules that move your bottom line

BC real estate carries costs and deadlines that most buyers and sellers learn about too late. We plan around them from day one.

  • BC Home Flipping Tax (since January 1, 2025): Profit on a home sold within 730 days of purchase is taxed. The rate is highest in the first year and steps down to nothing at two years, with exemptions for life events such as separation, job relocation and death.
  • Speculation and Vacancy Tax: This annual provincial tax applies across most of Metro Vancouver. Every owner must file a declaration each year, even if exempt, and higher rates were announced from the 2026 tax year.
  • Vancouver Empty Homes Tax: A separate city-level tax on homes left vacant in the City of Vancouver, with its own annual declaration.
  • Property Transfer Tax: First-time buyers and buyers of newly built homes may qualify for full or partial exemptions. Price thresholds decide whether you save thousands or pay in full.
  • Home Buyer Protection Period: Most residential offers come with a three-business-day cooling-off period. Cancelling during it costs 0.25% of the purchase price.
  • Strata insurance and deductibles: Strata insurance deductibles can reach six figures, and buyers need to know their exposure before removing subjects. We review strata minutes, the depreciation report and the insurance certificate with you.
  • Rental and short-term rental rules: Strata corporations can no longer ban long-term rentals. Short-term rentals under 90 days are largely limited to the owner's principal residence.
  • Multiplex zoning: Provincial small-scale housing legislation now allows multiple units on many single-family lots, which changes how land should be valued.

Buying a home in Greater Vancouver

BC's 2023 small-scale multi-unit housing legislation now allows three to four units on most single-family lots in larger municipalities, which is reshaping what detached lots are worth. Check the lot's current zoning with the municipality, and get a home inspection and a title search before removing subjects.

Budget for BC's property transfer tax on top of the price — it's charged on the purchase and first-time buyers and new builds may qualify for exemptions. See our BC & Alberta closing costs checklist.
