BC's Property Transfer Tax has a first-time buyer exemption on qualifying purchases up to a set price threshold, with a partial exemption phasing out just above it — worth confirming for any specific listing before you assume the full tax applies. On new construction, the federal GST new-housing rebate can reduce the GST owed on qualifying homes below certain price thresholds.

Do I need 20% down to buy my first home?

No — insured mortgages are available with as little as 5% down on homes under $500,000 (a blended minimum applies between $500,000 and $1.5M), through CMHC or a private mortgage insurer, provided the purchase price is under $1.5M. You'll pay a mortgage default insurance premium, which is typically added to the loan.

Am I eligible for the BC first-time buyer property transfer tax exemption?
