Key Takeaways
- Detached houses make up just over half the homes listed in Calgary in the last 30 days, a larger share than they represent among all listings.
- Condos account for less than a fifth of new listings, suggesting fewer owners of apartments are choosing to sell right now.
- Median asking prices sit at $729,000 for detached houses, $429,900 for townhouses and $299,900 for condos.
- Borrowing costs and life stage—growing families, empty nesters, job moves—shape who lists and when, though each decision is personal.
- If you're planning to sell, understanding what else is on the market helps you position your home and set realistic expectations.
Who Is Listing and What They're Offering
Walk through Calgary's active listings and a pattern emerges: detached houses dominate the homes that came to market in the last 30 days. Of the 3,111 listings first posted in that window, 1,594 are detached houses—just over half. That's a slightly larger share than detached homes represent among all 8,198 listings, where they account for 48.3 percent.
Townhouses make up 523 of the new listings, or 16.8 percent, roughly in line with their overall share. Condos, by contrast, account for 570 new listings—18.3 percent of what's come to market recently, below their 21.4 percent share of all listings.
The asking prices reflect the home types. The median for detached houses listed in the last 30 days is $729,000, for townhouses $429,900, and for condos $299,900.
Why Detached Houses Lead the New Listings
There's no single reason a homeowner decides to sell, but a few forces tend to shape the decision. Families who bought a starter home a decade ago may now need more bedrooms or a yard. Empty nesters in a four-bedroom house may be ready to trade space for less maintenance. A job transfer, a divorce, an inheritance—life changes, and the house follows.
Borrowing costs matter, too. The Bank of Canada's policy rate stood at 2.25 percent as of October 20, 2026, and the five-year posted rate at the major banks was 6.19 percent as of October 14, 2026. Most borrowers negotiate a rate below the posted figure, but the cost of carrying a mortgage is higher than it was a few years ago. Some owners who stretched to buy at a lower rate may now find the payment harder to manage and choose to sell. Others, locked into a favourable rate, may delay listing until renewal forces the question.
Detached houses often sit at the centre of these decisions. They're the home type families grow into and, eventually, grow out of. The fact that they make up a larger share of new listings than of the overall market suggests that more owners of houses—rather than condos or townhouses—are making the move right now.
What the Numbers Show About Where Sellers Are
The city of Calgary accounts for 2,375 of the homes listed in the last 30 days, the largest share by far. Airdrie added 154, Cochrane 110, Chestermere 123, and Okotoks 78. Rural Rocky View County contributed 73, Strathmore 43, and rural Foothills County 26.
The bedroom count tells another part of the story. Across all listings, 3,114 homes have four or more bedrooms, with a median asking price of $770,000. Three-bedroom homes number 2,425, at a median of $559,999. Two-bedroom homes, often condos or townhouses, total 1,761, at $349,900. One-bedroom units, almost all condos, number 596, at $249,900.
The price bands cluster in predictable ways. Just under 39 percent of all listings ask less than $500,000, and a third sit between $500,000 and $749,999. Another 13.8 percent ask between $750,000 and $999,999. Above a million dollars, the numbers thin: 7.1 percent between $1,000,000 and $1,499,999, 2.8 percent between $1,500,000 and $1,999,999, and 4.5 percent at $2,000,000 and up.
What It Means If You're Planning to Sell
If you own a detached house in Calgary and you're thinking about listing, you're joining a crowded field. More than 1,500 detached homes have come to market in the last 30 days, and nearly 4,000 are listed in total. That doesn't mean your home won't sell—it means presentation, pricing and timing matter more than ever.
Start by understanding what else is out there. Browse Calgary listings in your neighbourhood and price range. Note what's been sitting for weeks and what's new. Homes listed in the last 30 days have been on the market a median of 40 days for detached houses and townhouses, 48 days for condos—long enough that buyers have options and can afford to be selective.
Get your home ready before you list. Repairs, fresh paint, decluttering and good photos make a difference. If you're unsure what your home might ask, request a free home valuation to see where you sit relative to recent listings.
Pricing is the hardest part. Set the ask too high and you risk sitting while newer listings draw the attention. Set it too low and you leave money on the table. A realistic price, based on what's actually on the market—not what you hope or what a neighbour's house might have fetched two years ago—gives you the best chance of a sale that works.
If you're selling to downsize, the condo and townhouse market offers more modest asking prices and fewer competing listings. If you're moving up, the higher price bands thin out quickly, and buyers at that level often have specific wants.
